What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About heritage and listed buildings applications

How this application type works

Heritage applications concern listed buildings and conservation areas. Listed building consent is needed for works, inside or out, that affect the special interest of a listed building, and carrying out such works without consent is a criminal offence. The council weighs harm to the heritage asset against any public benefit of the proposal.

Walnut Tree 14 Lawson Conifer trees Removal of diseased Walnut tree in rear garden Permission is sought to remove a diseased Walnut Tree and to reduce the height of a Lawson Conifer hedge. The Walnut is the smaller of a pair of mature walnut trees in the garden to the rear of the property. The tree has advanced rot (see photographs) including a significant patch of rot on the largest banch in the centre of the crown, and two deep holes nearer the base of the tree which fill with water and black fungus in wet weather. There are also signs of wood boring insect activity in both holes, and pieces of rotton wood inside. A signficant amount of dead wood has fallen from the tree in recent months and the applicant has been advised that the tree is now in a dangerous state. It is proposed that the tree is removed entirely due to the advanced state of rot within the crown and trunk. Waste will be chipped on site, with suitable wood retained for logs by the applicant. Trunk to be ground out. The applicant does not propose to replace the walnut tree with the same species as the larger walnut specimen is healthy and will be retained. However we intend to plant a mature willow tree in a similar location when ground conditions permit. Reduction in height of a row of 14 x Lawson Conifer trees to 4m The row of 14 Lawson conifer trees form part of the boundary with neighbouring property Humfreys and are excessively tall, depriving both gardens of light. The applicant proposes to reduce the trees in height to approximately 4m, as indicated by the dotted line in Fig.9. This would maintain both the appearance of the boundary and the health of the trees. The applicant has discussed this with the neighbours at Humfreys and they are in agreement with the proposal. Height of each tree reduced as above to form a lower hedge. Waste chipped on site. Remarks:
