Proposal
Wood cladded storage container currently used as a welfare unit, 27 m2 situated east to west along fenceline with road. power supplied by generator. used for daily welfare, washing hands, changing wet or muddy clothes, shelter from rain. Portacabin 27m2 situated east to west along fenceline with road, powered by solar panels, used for animal welfare, hatching and raising young stock Stables situated North to South as shown on plans approx 128 m2 All these buildings are located within the RED lines, They have all been on site for over 10 years hence my application for Lawful Development Certificate. Within this area, but further to the East, I also keep chickens, Ducks on the pond, Geese, and Turkeys The RED line covers approx 1 acre of my land The remainder of my land, approx 4 acres has been used for grazing of animals over the past 15 years+ by myself, for the keeping of rescue donkeys, horses and geese, and therefore I believe is immune from enforcement by planning too, and applies for a certificate of lawfullness too.

Open the documentsWhat refusal means
The process from here
The council refused this application for the reasons set out on the decision notice, which the council portal holds in full. Only the applicant can appeal a refusal; the time limit runs from the decision date and is shorter for householder schemes.
Refusal does not prevent a fresh attempt. Applicants often address the reasons for refusal and resubmit, so a refused scheme is not necessarily the end of proposals for the site.
About lawful development applications
How this application type works
A lawful development certificate is a legal determination, not a planning judgement. It asks the council to confirm either that existing use or works are lawful, often through the passage of time, or that a proposal would not need planning permission at all. The applicant must prove the facts; the merits of the scheme are not considered.
