What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About heritage and listed buildings applications

How this application type works

Heritage applications concern listed buildings and conservation areas. Listed building consent is needed for works, inside or out, that affect the special interest of a listed building, and carrying out such works without consent is a criminal offence. The council weighs harm to the heritage asset against any public benefit of the proposal.

Photo 1 Shows the three trees in question. The trees are protruding out of the cliff wall below our garden safety fence they have not been trimmed for many years and we have recently moved in so we wish to stop any further cliff damage from the weight of the canopy Tree 1 We wish to trim the top canopy see image 3 for clarity. Tree 2 We wish to remove as it is causing the upper part of the cliff to be unstable. It?s is very close to Tree 1 It is also causing excessive damp and leaves in our neighbours garden below making it difficult for them to be kept safe as the leaves all fall on their flat roof below which is causing damage. If the tree was to become more unstable / dangerous or even fall it would go straight through their roof Tree 3 is about 12 feet further down the cliff and we wish to trim this so it does not get too large and cause further cliff damage or fall onto the property below. At present it is medium size and it would be prudent to not let it get larger. Photo 2 Shows the same three trees but from the Terrace at the front of the building. Photo 3 Shows the trim area on Tree 1 The removal of Tree 2 and the trim area on tree 3 Photo 4 is an aerial / plan view of the property location and the trees involved.
