Proposal

Installation of two ventrolla sash windows to the South and East elevation, removal of current metal lath and plasterboard stud wall system including insulation and make good any loose or flaking plaster to the walls. Removal of current suspended plasterboard and skimmed ceiling and insulation. Install new raised timber floor structure approximately 205mm in height (to match rise of current steps in stair turret) constructed of new treated softwood joists. Lay new softwood floorboards onto electrical underfloor heating membrane as per drawing 003 - Flat 10 LBM - Wall/Floor Junction detail and floor plan 1to5 and1to50 at A3.pdf. Walls to be lined with Newton 803 membrane system complete with proprietary fixings and new metal stud and mineral wool insulation before finishing with plasterboard and One coat render finish. Provide new suspended plasterboard and insulated ceiling, complete with one coat render finish. New skirting to be simple chamfered moulded skirting 120mm in height. Decorate all finishes in light pastel coloured matt paint to walls and satin finishes to wood work (Application for Listed Building Consent)
