The approved materials shall be used in the construction of the development hereby approved and completed prior to its occupation/use.Reason: To safeguard the visual amenities of the area and to ensure compliance with Policies BE1 and BE2 of the Unitary Development Plan which seek to ensure buildings are of a high standard of design and where applicable compatible with existing townscape. (5) Variations with the approved plans and specifications shall first be agreed in writing by the Local Planning Authority.Reason: To enable variations to be reviewed against this In accordance with this permission (see the relevant informative below). (6) The development hereby permitted shall not be occupied until bicycle storage facilities have been provided in accordance with a scheme which shall have been agreed in writing by the Local Planning Authority. Such storage provision shall thereafter be kept for the use of the occupants of the development hereby approved.Reason: To ensure compliance with Policy TR28 of the Unitary Development Plan which seeks to ensure that provision is made as part of new development. (7) Prior to the commencement of development the applicant shall submit an assessment of the acoustic impact arising from the proposed operation of all new plant together with details of any proposed remedial measures to prevent a measurable increase in the background noise levels at the boundary of the premises subject to the application.The assessment shall include details of the measurements of the background levels, details of the sound outputs from the proposed new equipment and plant ( both individually and when used in combination) in the expected operational manner, details of the calculated new background levels likely once the equipment and plant has been installed and details of the s
