Ground floor The exisitng kitchen is small and will be used as a utility room and cloaks WC. The exisitng conservatory currently used for dining will be demolished to make way for the extension, the ground floor of which to the full width of the extension will provide a Kitchen dining room which will imporve living standards. The existing shower room is on the ground floor and has been fitted in what would historically have been the entrance hall. It is proposed to move a cloaks WC to the corner of the utility room and reinstate a front door to the property whcih will make the entrance legible, and the rear garden more secure, as the only access to the dwelling is through the conservatory entrance to the rear, taking away privacy. First Floor The exisitng dwelling has two bedrooms but the second bedroom is little more that a store and well below current standards. The proposed extension to the full width of the rear will provide two bedrooms . The existing staircase will be turned around so that it delivers occupants onto the existing rear elevation to access all three bedrooms from a small landing. The remaining part of the scond bedroom will be refitted to move the shower room upstairs , making this safer for family use. Garage The dwelling used to have a garage to the side of the property. This is refered to in previously approved app 97/35397/FUL - the approval lists new pitched roof to garae, new lounge and bedroom. It is likely that the garage was removed when the Council widened Cross Street and took a slice of the side garden away in the past. The proposal includes construction of a single garage to the end of the drive with shallow pitched roof.
