Variation of Condition 1 (Approved Plans) for planning permission ref. 21/AP/1716 'Construction of a rear extension to lower ground and ground floor levels incorporating a covered verandah and stepped access to garden level.' Proposed changes: Adding a small window to this facade will provide ventilation and natural light to a bathroom in the lower ground floor. It would be positioned low down on the building's west elevation, facing a section of blank fa?ade of the neighbouring property, no. 29. Due to this positioning, overlooking is not considered to be an issue.

Works to a tree with a conservation area: Eucalyptus (T1) - fell The tree is approximately 14m in height. The tree has major dieback in the crown and is in poor physiological condition. There are also large cracks in the main stem that severely compromise that structural integrity of the tree. The cambium is also in a poor state. It now presents a hazard that will only worsen with time. Replacement is the safest and sensible long term option A native pollinator will be planted in a more suitable location.
