Non-material amendments to planning permission dated 12.06.2017 ref. 17/AP/0684 for:"Erection of a part 9, part 13 storey (maximum height approximately 41.3 metres above ground level) building plus basement levels to provide for a mixed use development comprising a ballet school (Class D1 use) and student accommodation (Class C1 use) including bicycle and refuse storage and communal open space."The non-material amendments comprise:- The rewording of condition 1 (approved plans) to allow for the substitution of plans to regularise previous amendments to the scheme, and enable the full enclosure of the existing entrance lobby, an extension to the existing internal rooftop amenity area and corresponding reduction to the existing external rooftop amenity area, and the creation of a pergola as part of the reconfigured existing external rooftop amenity area, as well as other changes.- The deletion of conditions 3 (CHP management plan), 11 (solar thermal panels), 12 (energy demand assessment and report), 18 (energy statement), and 19 (energy centre) and the addition of a new condition (21) to secure the replacement of the existing gas fired boilers, combined heat and power unit, and photovoltaic array with new air source heat pumps and a larger photovoltaic array.- The rewording of condition 20 (student accommodation and bedspace numbers) to allow for the reconfiguration of 18 existing one bedroom, two person apartments to two bedroom, two person 'twodios'.- The addition of a new condition (22) to secure the use of appropriate matching external finishing materials in the construction of the entrance lobby enclosure, internal rooftop amenity area extension, and pergola.- The addition of a new condition (23) to control noise from the proposed air source heat pumps.
