Full: Phase1A: East, west, south stadium stands - 10,944 seats (2,700 safe standing seats); changing rooms; ticket office; club shop (376 sqms Class E); food drink concessions (1,364sqms Class E); cafe/restaurant (695 sqms Class E); vehicle access on Fossetts Way; pedestrian access on Sutton Road; temporary works: end-stand cladding, press seats and workroom, directors seating and box, scoreboard and floodlights; Phase1B: Erect community dome and ancillary facilities, access from Fossetts Way; Phase1C Zones A, B: demolish existing buildings; erect 6 buildings (4-9 storeys), 20 terraced 4-storey townhouses (total 911 units) with 1,200 sqms at ground floor and 529.5 sqms at first floor (Class E) commercial; Phase 2A: Demolish temporary works, erect stadium north stand (5,282 seats); corporate boxes/lounges/ballroom (1,390 sqms sui generis) and club offices (857.6 sqm Class E); parking; 224 dwellings (4-8 storeys); ancillary works; Phase2B: erect building (5-7 storeys 72 dwellings); ground floor sporting and community area (890sqm sui generis); ancillary works; Phase2C: erect 2 buildings north and south of Fossetts Way (4-7-storeys, 93 dwellings) and ancillary works; Phase 3: erect soccer dome, changing facilities, classrooms (sui generis 1,045sqms), players hostel accommodation (360sqms Class C1); ancillary works. Outline (all matters reserved except access): Phase1C Zone C: erect buildings (4-9 storeys - up to 54m AOD) for up to 55,000sqm (GIA) of residential floorspace (up to 203 units) and up to 280sqms community use (Use Class F1/F2); access from Eastern Avenue; ancillary works.
