T1 - Willow - Remove. Reason: The above tree is considered to be responsible for root induced clay shrinkage subsidence damage to the subject property - 5 Conduit Hill Rise, Thame OX9 2EJ. Investigations into the damage have been conducted and the following information/evidence obtained: 1. Engineering opinion is that damage is due to clay shrinkage subsidence. 2. Foundations are bearing on to clay. 3. The clay subsoil has a high volume change potential (NHBC guidelines). 4. A comparison between moisture content and the plastic and liquid limits suggests desiccation in TH/BH1 (November 2016). 5. The Oedometer strain graph shows a characteristic bulge indicative of desiccation. 6. Live roots from the subject Willow tree have been recovered from below foundation depth in TP/BH1 confirming the trees influence on soil moisture and volumes. 7. The observed desiccation is coincident with recorded root activity. 8. Desiccation is at depths beyond ambient soil drying effects and entirely consistent with the soil drying effects of the subject willow. 9. Level monitoring for the period 07.03.2016 to 05.04.2017 clearly shows a cyclical pattern of movement indicative of the effects of the willow tree on soil moisture and volumes to the rear of the property. The uplift phase of the building can only be attributable to an expanding clay soil from a shrunken (desiccated) state due to the soil drying effects of the willow. 10. The drainage survey has found no defects in the drains to the rear and by reference to the soil descriptions and soil test results, together with the level monitoring, leaking drains can be discounted as a cause of the damage. Established evidential and legal tests pertinent to subsidence damage claims have been met and the evidence confirms there can be no other cause of the movement and associated damage at the rear of the property other than the indirect influence of the willow tree. T1 Willow Spec: S15 Fell tree to ground level. Reason: R2 To ensure future compatibility with site, surroundings and usage
