The council refused this application for the reasons set out on the decision notice, which the council portal holds in full. Only the applicant can appeal a refusal; the time limit runs from the decision date and is shorter for householder schemes.

Refusal does not prevent a fresh attempt. Applicants often address the reasons for refusal and resubmit, so a refused scheme is not necessarily the end of proposals for the site.

Tree applications cover work to protected trees: those under a tree preservation order need consent for pruning or felling, and trees in a conservation area need six weeks written notice before work starts. The council assesses the amenity value of the tree and can refuse consent, approve it with conditions, or in conservation areas make a preservation order in response.

  Pine - Fell & Remove - to ground level, or as close as possible and remove all arisings. Reasons for work as follows: Safety - angle of tree encroaching fencing and house, shedding pine cones etc are sharp ground hazards for children when in garden Space / lighting - the shedding needles etc are preventing grass or anything else from growing in our garden.   T1 - Birch - fell and stump grind - tree in very poor condition: A large basal cavity extending well into the buttress/root flare. Advanced decay with soft, crumbly wood, likely white rot. Strong callus growth around the wound, showing the tree has been trying to compartmentalise the defect for a while. Epicormic shoots emerging from the base, which can be a stress response. As such the tree is now a likely risk for basal failure. Tree will be replaced with another Birch
