Proposed wording to be: No above ground work shall take place until surface water drainage works have been implemented in accordance with details that have first been submitted to, and approved in writing, by the local planning authority, or in accordance with a temporary surface water drainage strategy that has first been submitted to, and approved in writing, by the local planning. Before these details are submitted, an assessment shall be carried out of the potential for disposing of surface water by means of a sustainable drainage system in accordance with the principles set out in the National Planning Policy Framework, associated Planning Practice Guidance and the non-statutory technical standards for sustainable drainage systems, and the results of the assessment provided to the local planning authority. Where a sustainable drainage scheme is to be provided, the system shall be designed such that there is no surcharging for a 1 in 30 year event and no internal property flooding for a 1 in 100 year event + 40% allowance for climate change. The submitted details shall: i. provide information about the design storm period and intensity, the method employed to delay and control the surface water discharged from the site to greenfield run off rates and volumes, taking into account long-term storage, and urban creep and the measures taken to prevent pollution of the receiving groundwater and/or surface waters; and ii. include a timetable for its implementation.

Woodrising Brockley Lane Brockley BS48 4AY
Cedar of Lebanon (T2) Reduce length of exposed branch to east by 2.5m to reduce chance of failure onto power lines and stop domino effect of branch failure. (Figure 1) Reduce three lateral branches over building so they are not protruding from the canopy. Reduce in length by 2-3 m. (See figures 2, 3 &4 for branches to be pruned and figure 6 for approximate pruning line.) Prune the next layer of branches above these ( possibly while stood on the lower branches with pole loppers) to give 0.5- 1 m clearance of the 3 lower branches. This is so that the growth points on the lower branches are not shaded out. Cedar Of Lebanon (T3) Reduce 2-3 branches to the SE top of canopy on grounds of conserving the canopy of the tree. (See figure 9) Reasons: T2 had a tolerable risk rating although minor pruning works have still been recommended. The recent history of T2s branch loss, although not necessarily indicating the tree will continue to drop limbs, does mean that the wind dynamics through the crown of the tree could be altered slightly. Minor crown lifting to the west underneath the long lateral limbs over the house will also have altered wind dynamics as well as some of the recent local tree removals along the A370 to south. Although these combined traits are not indicating a high probability of failure, the high occupancy of the building below (bedroom for two people with an occupancy of likely 2 people for 10 hours over a 24 hour period) and the size of branches that could fail give the overall risk rating as tolerable rather than acceptable. Reducing these three lower lateral limbs by 2-3 m into the line of the rest of the canopy would bring risk into the broadly acceptable regions. It is recommended that the next row of branches above these be tipped back from the growth on the ends of the pruned lateral branches by reducing 0.5-1m in places this is just so that the pruned branches below are not shaded out and can continue to grow. These lateral branches are important
