What a grant of permission means
The process from here
Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.
Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.
About amendments applications
How this application type works
An amendment application changes a permission that already exists. Non-material amendments cover small adjustments with no wider effect, while minor material amendments, usually made by varying a condition, allow modest design changes without a fresh application. Anything beyond that needs a new permission, so the scope here is deliberately narrow.

The applicant wishes to submit a non-material change application for the previously approved planning permission. The proposed amendment involves reducing the size of the approved rear extension from 30m² to 20m² The revised design maintains the same materials, as the approved scheme, including timber cladding, and the flat roof form remains unchanged. Additionally, less of the existing building will be demolished with this revised scheme. These modifications aim to align the project with the client's current budgetary constraints, following the sharp rise in construction costs since Covid, without altering the overall design intent. We believe these changes are non-material as they do not significantly or negatively affect the development's appearance, scale, or impact on the surrounding area. Please note, this application for a non material change is specifically for No.25 Great Georges Street. The previously approved application (LA07/2023/3121/F) constituted works for both No.23 & 25 Great Georges Street.
