What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within five years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About trees applications

How this application type works

Tree applications cover work to protected trees: those under a tree preservation order need consent for pruning or felling, and trees in a conservation area need six weeks written notice before work starts. The council assesses the amenity value of the tree and can refuse consent, approve it with conditions, or in conservation areas make a preservation order in response.

Works to 1x Oak Tree to rear of property (identified as T1 (O)) protected by Tree Preservation Order T280/W1: Proposed Pruning Works. Maintenance works on a mature oak tree located at rear garden. The proposed works aim to maintain the tree's health, manage its size, and mitigate encroachment into the adjacent garden area, in accordance with BS 3998:2010 standards. Crown Reduction: Reduce the overall crown by up to [specify, e.g., 1-1.5 meters] on lateral branches to contain the canopy spread and reduce overhang. All cuts will be made to suitable growth points to maintain the tree's natural form and minimise stress. Crown Thinning: Selectively thin the crown by removing up to [specify, e.g., 15-20%] of secondary branches (up to 100mm diameter) to reduce canopy density, improve light penetration, and enhance air circulation, while preserving the tree's structure and aesthetic. Pruning of Epicormic Regrowth (including dense ivy growth): Remove epicormic shoots and regrowth from previous pruning points, particularly on branches overhanging the garden, cutting back to appropriate lateral branches or previous reduction points to control encroachment and maintain a tidy appearance. The works will be carried out by a qualified arborist during the dormant season (November to February) to minimise impact on the tree and local wildlife. These measures will ensure the tree's long-term health and safety.
