Planning application

LA02/2026/0076/NMC

Brown's Bay Toilet Block 29 Brown's Bay Road Islandmagee, Larne BT40 3RX

Granted Mid and East Antrim Non Material Change

Proposal

The internal floor area has been reduced by approximately 7 m². The canopy has been shortened, and the bench to the right of the entrance doors has been omitted. The rainwater pipe and hopper for the canopy are now visible. The external timber cladding has been removed and replaced with an off-white cement, lime, and sand roughcast harling. A smooth finish will be applied to the external walls up to Damp-Proof Course (DPC) level. Rigid sheet cladding will be fixed to the walls adjacent to the entrance doors. On the east elevation, the windows have been lowered in height, and the window to the right has been reduced to two glazed panels. All windows to have window grilles. The external door on the south elevation has been changed to a louvred door. Two door guards have been added to the external plant and sluice room doors. Paledin fencing added to the rear of the building to enclose the bin store. Paledin fencing added to enclose existing septic tanks. Minor site works to be made for accessible parking. Repair works are to be undertaken to the soakaway.

What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About amendments applications

How this application type works

An amendment application changes a permission that already exists. Non-material amendments cover small adjustments with no wider effect, while minor material amendments, usually made by varying a condition, allow modest design changes without a fresh application. Anything beyond that needs a new permission, so the scope here is deliberately narrow.
