Reason: removing weight from overextended and damaged stems, specific removal of branch as union affected by Phellinus pomaceus (cushion bracket fungus). REAR: ONE Whitebeam (T4)(2637) Ht 5-10m FELL. REASON: Due to compromised main union, to replace T4 with Whitebeam (Sorbus aria) standard 8-10cm girth, 2.m ? 3m tall. REAR: ONE Norway Maple (T5)(3992) remove deadwood ? exempt work. REAR: ONE Cherry Plum (T8)(2641) (approx.ht. 0-5m (Directional) FELL. REASON: to reduce risk to high use play area, to replace (T8)(2641) with a Cherry plum (Prunus cerasifera) standard 8-10cm girth, ht.2.m ? 3m, or Acer griseum would be more suited to the site's soil conditions and clients' requirements and would be preferable. REAR: ONE Cherry Plum (T9)(2639) (ht.6m) CROWN REDUCE HEIGHT by 2m to ht.4m & shape, LATERAL REDUCE by 3m to 0m on S compass. Reason: specific removal of branch affected by Phellinus pomaceus (cushion bracket fungus). REAR: ONE dead Cherry plum (T11)(2640) (approx.ht.5m) FELL. Duty to replace applies. REASON: tree is dead in high use area, to replace with a Cherry plum (Prunus cerasifera) standard 8-10cm girth, ht.2.m ? 3m or Acer griseum would be more suited to the site's soil conditions and clients' requirements and would be preferable. REAR: ONE dead Cherry plum (T12)(2638) (approx.ht.4m) FELL. Duty to replace applies. REASON: tree is dead in high use area, to replace with a Cherry plum (Prunus cerasifera) standard 8-10cm girth, ht.2.m ? 3m to replace or Acer griseum would be more suited to the site's soil conditions and clients' requirements and would be preferable. REPLANTING PROPOSAL: 1. Replace (T4)(2637) with a Standard (S) Whitebeam (Sorbus aria) 8-10cm girth, 2.m ? 3m tall. 2. Replace (T8)(2641) with a Standard (S) Cherry plum (Prunus cerasifera) 8-10cm girth, 2.m ? 3m tall to replace like for like. Acer griseum would be more suited to the site's soil conditions and clients' requirements and would be preferable. 4. Replace (T11)(2640) with a Standard (S) Cherry plum (Prunus cerasifera) 8-10cm girth, 2.m ? 3m tall to replace like for like. Acer griseum would be more suited to the site's soil conditions and clients' requirements would be preferable. 5. Replace (T12)(2638) with a Standard (S) Cherry plum (Prunus cerasifera) 8-10cm girth, 2.m ? 3m tall to replace like for like. Acer griseum would be more suited to the site's soil conditions and clients' requirements and would be preferable.' Informative A: the proposed 4x replacement trees for T4,T8,T11,T12 are hugely appreciated for amenity, wildlife and shade to reduce increasingly high summer temperatures due to climate change and to enable children to play and experience wildlife in a green vegetated garden environment. Informative B: the replacement species of whitebeam, and cherry plum or Acer griseum are greatly welcomed, other suitable species include such as crab apple, common pear, quince (Cydonia oblonga). Informative C: the landowner has a duty to plant another tree of an appropriate size and species when a tree is removed in a conservation area because it is dead or presents an immediate risk of serious harm. Ref. Tree Preservation Orders and trees in conservation areas, guidance, para 121. Informative D: please create habitat log piles with arisings for wildlife and biodiversity.

REAR: ONE Lombardy poplar (T1)(ht.16m) FELL. Reason: large cavity going through the stem at approx.ht.4m and decay throughout the stem, only approx 5% sound wood, hazardous tree high risk to property, PTI qualified arborist Jake Loader conducted the assessment, felled tree to be replaced under duty to replace. REAR: ONE Ash (T2)(ht.12m) CROWN REDUCE if possible, rather than FELL. Reason: small work zone to dismantle the Lombardy poplar next to garden cabin, ash will need to be reduced, possibly felled to work on the Lombardy poplar, no access for a MEWP or crane, felled tree to be replaced under duty to replace. Informative A: huge thank you for agreeing in agent's email 21.11.25 to look to retain ash T2 with crown reduction if possible. Informative B: please retain a safe low stem of Lombardy poplar T1 for wildlife and biodiversity. Informative C: the landowner has a duty to plant a replacement tree when a tree in a conservation area is removed because it is dead, or presents an immediate risk of serious harm, para 121 Tree Preservation Orders and trees in conservation areas, government guidance 6 March 2014. Informative D: replace Lombardy poplar T1, and ash T2 if also felled, with mixed species selected from: bird cherry, small leaved lime, oak, Robinia, wild cherry, Norway maple, whitebeam, beech, wild service tree (Sorbus torminalis), walnut, hornbeam, Hop hornbeam, Indian horse chestnut, Tulip tree, wingnut, Golden Rain Tree/Pride of India (Koelreuteria paniculata), Katsura (Cercidiphyllum japonicum), Japanese pagoda tree (Styphnolobium japonicum), Italian alder, Hackberry (Celtis australis), Turkish hazel, Kentucky Coffee Tree (Gymnocladus dioica), Bee-bee tree (Tetradium daniellii/Euodia hupehensis), Caucasian Elm (Zelkova carpinifolia), Persian Ironwood (Parrotia persica), Mulberry, for amenity, wildlife and shade to reduce increasingly high summer temperatures due to climate change - see below for further replanting details. Informative E: please create habitat log piles with arisings for wildlife and biodiversity.

FRONT: ONE Lime tree (T1) Ht 15m FELL to ground level & treat stump REASON: A remedy to the differential foundation movement at the insured property and to ensure the long-term stability of the building. To limit the extent and need for expensive and disruptive engineering repair works at the insured property. To limit the extent and need for costly CO2e emissions relating to alternative engineering repair works at the insured property. It is the case that an alternative to felling such as pruning or significant 'pollarding' of the tree would not provide a reliable or sustainable remedy to the subsidence in this case. We do not consider that any other potential means of mitigation, including root barriers, would be effective or appropriate in the circumstances. We are satisfied that the evidence obtained following completion of our Arboricultural Implication Assessment report completed 31/01/2024 clearly links the Lime T1 and False Acacia T2 as the cause of damage to the risk address. REPLANTING: Insurers understanding the requirement to offer replacement planting in the event consent to fell is granted. 43 DEVONSHIRE ROAD TREE PRESERVATION ORDER 2024 DC/24/135159

9 EXETER PLACE, LONDON, SE26 6AB
REAR (fronting Wells Park Rd) ONE Sycamore (T2, in TPO A1)(ht.12-14m) FELL by dismantling to safe standing stem or high stump. Reason: health & safety, the tree is in severe physiological and structural decline, leaning towards the road, several branches have already failed, and although a small amount of live growth remains, the tree has no meaningful long-term viability, the significantly compromised structure presents an unacceptable risk of further branch or whole-tree failure onto highway. The proposed removal is necessary to eliminate the risk. The replacement tree is to be a large canopy species planted as near as practicable to the original location. The County of London (Lewisham No.2) Tree Preservation Order, 1957. Informative A: thank you for proposing 4x replacement trees, 1x is required to be a large canopy tree to replace the TPO tree and to maintain the treed boundary character to Wells Park Road for public streetscape amenity, wildlife and shade to reduce increasingly high summer temperatures due to climate change ? Hornbeam, Hop hornbeam, sessile oak, Japanese Pagoda Tree, walnut (Juglans regia), Italian alder or grey alder, Caucasian Elm (Zelkova carpinifolia), small leaved lime, Hackberry (Celtis australis), Turkish hazel (Corylus colurna), Kentucky Coffee Tree (Gymnocladus dioica) - see further planting details below. Informative B: thank you for planting additional voluntary trees for screening, to improve species diversity, and the setting of the property. Informative C: thank you also for looking to retain a safe standing stem/high stump and creating habitat log piles with some dead wood arisings for wildlife and biodiversity.

12 PRINCETHORPE ROAD, LONDON, SE26 4PF
REAR: ONE Lombardy Poplar (T1)(ht.16m) CROWN REDUCE by 10-11m to ht.5-6m, REDUCE SPREAD from 10m to 5m to create new pollard. Reason: multi-stemmed tree has had a major stem failure exposing large cavity approx.2m above gd level. Remaining stem above cavity is weighted towards neighbouring properties and a crown reduction to reduce weight and sail above cavity is urgently needed to minimise risk of future failures. Merely reducing the one stem would drastically change the balance of the overall canopy and exposure to wind would be likely to cause more failures on the remaining stems. Crown reduction is required for safety to reduce overall canopy to approximately 5-6m from ground level (please see annotated photo) to create a new pollard. Informative A: thank you for managing the tree by safe reduction to retain as a low pollard for rear amenity, wildlife and canopy shade to reduce heatwave temperatures due to climate change. Informative B: please create habitat log piles with arisings for wildlife and biodiversity.
