Proposal
REAR: ONE Ash (T1)(ht.10m) CROWN REDUCE HEIGHT by 2.5m from 10m to 7.5m, REDUCE RADIUS by 2.5m from 6m to 3.5m on all compass points. Reason: Tree has overgrown and needs maintaining, branches close to windows. SIDE (to Honor Oak Rd): ONE Oak (T2)(ht.14m) CROWN LIFT by 1.5m. Reason: Tree has overgrown and needs maintaining. SIDE (to Honor Oak Rd): ONE Lime (T3)(ht.17m) RE-POLLARD by 4m from 17m to 13m. Reason: Tree has overgrown, and needs maintaining, dieback in crown. FRONT: TWO dead Birch (T4 and 2nd birch)(ht.3m) FELL. Reason: birch (T4) is dead, 2nd front birch snapped in a storm. Duty to replace applies to both trees, see informative B; species to be selected from: Gleditsia, Turkish hazel, Italian alder, grey alder, the two replacement trees to be planted in the semicircular grass area during the current or next planting season October- March. Informative A: The sensitive management of trees (T1,T2,T3) is greatly appreciated for landscape amenity, wildlife, wellbeing, and urban forest canopy for environmental benefits to mitigate the effects of climate change. Informative B: Front 2x birch - the landowner has a duty to plant a replacement tree when a tree in a conservation area is removed because it is dead, para 121 Tree Preservation Orders and trees in conservation areas, government guidance 6 March 2014. Informative C: please create habitat log piles from cut branches and manage the gardens for wildlife and biodiversity.

FRONT: ONE Ash (T1 in TPO) CROWN REDUCTION by 3m from ht.12m to 9m, LATERAL REDUCTION by 2m from 5m to 3m to appropriate prune points at all compass points. Reason: to manage the tree to improve light within the front garden location, on a slope above the lower parking area, and with proximity to the highway. FRONT: ONE Ash (T1)(approx.ht.14m,r.5-6m) CROWN REDUCE HEIGHT by approx.2.5m to approx.ht.12m, REDUCE RADIUS by 2.5m to approx.r.3m, LATERAL REDUCE LOWEST BRANCH by 4m from 8m to 4m on E compass point over road corner. Reason: general maintenance of the low-forked tree by road corner, highway clearance of ever-extended low branch which directly effects through traffic of HGVs operating in the area. Informative A: the sensitive management of the tree for streetscape amenity, urban forest canopy to mitigate climate change, wellbeing, wildlife and environmental benefits is greatly appreciated. Informative B: where possible please use cut branches in the garden to create habitat log piles, and/ or a linear 'dead hedge' for wildlife and biodiversity Informative C: where space allows please plant new trees, shrubs, hedges, climbers, perennials, bulbs and groundcover for varied garden landscape amenity, wildlife, plants for pollinators, improve air quality.

FRONT: ONE Horse Chestnut (T1)(ht.20m) CROWN REDUCE by up to 3 metres, from ht.20m to ht.17m and spread from 15m to 12m, CROWN LIFT canopy to approx.4m above ground level. Reason: management for health & safety; tree inspection found fungal fruiting bodies in NE secondary stem over road, historic limb failure, low resonance with hammer and Microdrill at 4m in main stem indicating reduced resistance; combined with the high target area recommendation is for heavy pruning to the north east stem to mitigate against the spread and degradation of the fungal infection, to reduce limb failure risk from wind sail effect in the upper crown, and overall crown reduction to maintain as natural a shape as possible from the resulting asymmetric crown. Informative: it is greatly appreciated that such sensitive and considerate tree works are being undertaken to retain the visually significant frontage horse chestnut tree with regard to health and safety and for urban greening amenity and environmental benefits within this part of the Forest Hill conservation area.

FRONT: ONE Lime tree (T1) Ht 15m FELL to ground level & treat stump REASON: A remedy to the differential foundation movement at the insured property and to ensure the long-term stability of the building. To limit the extent and need for expensive and disruptive engineering repair works at the insured property. To limit the extent and need for costly CO2e emissions relating to alternative engineering repair works at the insured property. It is the case that an alternative to felling such as pruning or significant 'pollarding' of the tree would not provide a reliable or sustainable remedy to the subsidence in this case. We do not consider that any other potential means of mitigation, including root barriers, would be effective or appropriate in the circumstances. We are satisfied that the evidence obtained following completion of our Arboricultural Implication Assessment report completed 31/01/2024 clearly links the Lime T1 and False Acacia T2 as the cause of damage to the risk address. REPLANTING: Insurers understanding the requirement to offer replacement planting in the event consent to fell is granted. 43 DEVONSHIRE ROAD TREE PRESERVATION ORDER 2024 DC/24/135159

FRONT: ONE False Acacia tree (T2) Ht 10m FELL to ground level and treat stump with eco plugs (broadleaved). 9 EXETER PLACE, LONDON, SE26 6AB
REAR (fronting Wells Park Rd) ONE Sycamore (T2, in TPO A1)(ht.12-14m) FELL by dismantling to safe standing stem or high stump. Reason: health & safety, the tree is in severe physiological and structural decline, leaning towards the road, several branches have already failed, and although a small amount of live growth remains, the tree has no meaningful long-term viability, the significantly compromised structure presents an unacceptable risk of further branch or whole-tree failure onto highway. The proposed removal is necessary to eliminate the risk. The replacement tree is to be a large canopy species planted as near as practicable to the original location. The County of London (Lewisham No.2) Tree Preservation Order, 1957. Informative A: thank you for proposing 4x replacement trees, 1x is required to be a large canopy tree to replace the TPO tree and to maintain the treed boundary character to Wells Park Road for public streetscape amenity, wildlife and shade to reduce increasingly high summer temperatures due to climate change ? Hornbeam, Hop hornbeam, sessile oak, Japanese Pagoda Tree, walnut (Juglans regia), Italian alder or grey alder, Caucasian Elm (Zelkova carpinifolia), small leaved lime, Hackberry (Celtis australis), Turkish hazel (Corylus colurna), Kentucky Coffee Tree (Gymnocladus dioica) - see further planting details below. Informative B: thank you for planting additional voluntary trees for screening, to improve species diversity, and the setting of the property. Informative C: thank you also for looking to retain a safe standing stem/high stump and creating habitat log piles with some dead wood arisings for wildlife and biodiversity.

12 PRINCETHORPE ROAD, LONDON, SE26 4PF
REAR: ONE Lombardy Poplar (T1)(ht.16m) CROWN REDUCE by 10-11m to ht.5-6m, REDUCE SPREAD from 10m to 5m to create new pollard. Reason: multi-stemmed tree has had a major stem failure exposing large cavity approx.2m above gd level. Remaining stem above cavity is weighted towards neighbouring properties and a crown reduction to reduce weight and sail above cavity is urgently needed to minimise risk of future failures. Merely reducing the one stem would drastically change the balance of the overall canopy and exposure to wind would be likely to cause more failures on the remaining stems. Crown reduction is required for safety to reduce overall canopy to approximately 5-6m from ground level (please see annotated photo) to create a new pollard. Informative A: thank you for managing the tree by safe reduction to retain as a low pollard for rear amenity, wildlife and canopy shade to reduce heatwave temperatures due to climate change. Informative B: please create habitat log piles with arisings for wildlife and biodiversity.
