What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About full applications applications

How this application type works

A full application seeks permission for a complete, detailed proposal in one go: siting, design, access and landscaping are all fixed at this stage. It is the standard route for new buildings, conversions and changes of use. The statutory target is eight weeks for smaller schemes and thirteen weeks for major development, though complex cases often take longer by agreement.

REAR: ONE Pear (T1)(ht.5m) FELL. Reason: T1 is the smaller of 2 rear pear trees, this small tree is in severe decline with multiple areas of de-laminated bark. Informative A: huge thank you for retaining the larger pear tree for rear amenity, wildlife and shade to reduce increasingly high summer temperatures due to climate change. Informative B: a replacement tree for T1 is encouraged such as pear, crab apple, quince (Cydonia oblonga), mulberry, loquat, Amelanchier, hawthorn, elder, hazel. Informative C: please create habitat log piles with arisings for wildlife and biodiversity. Informative D: the resin bound surfacing encircling the 2x pear trees may be detrimentally affecting the rooting environment by reducing gaseous exchange and rainwater infiltration, a more permeable surface is encouraged such as chipped bark or gravel.

FRONT:ONE very Large Pine tree (T1) Ht approx 10m Fell to ground level. REASON: Tree is very large, not a native species. It is leaning a lot, based on the corner of the plot at junction between 66 Southbrook rd & Manor lane, besides the saftey issue, there is the damage to the street paving the roots can cause. Also damage to the garden wall, driveway & also possible structural damage to the house; the tree has just become far too tall. REPLANTING PROPOSAL: We will be happy to plant a new tree along the same boundary wall. We have planted others in the front and back garden already over the years but there is space for one more. We will plant it along the same wall near the existing tree if there is adequate space for it. Alternatively, we can plant one in the back garden. We have not decided what tree to plant and are open to suggestions. There are nice trees that blossom all along Southbrook Road. They do not seem to grow too big to cause damage. So if you know what they're called we can plant one of those.

FRONT: ONE False Acacia (T1)(approx.ht.18m) remove one snapped out branch and clean torn fibres of wound tear, CROWN REDUCE HEIGHT by 2m to ht.16m, REDUCE SPREAD by 2m from 14 to 12m, CROWN THIN by 15%, install 2 sets of Cobra flexible bracing cables between the remaining co-dominant stems. REASON: branch snapped out blocking the highway due to the weight of the branch and foliage, tree otherwise appears in good health, with no signs of decay or fungus at the base, no signs of weakness where the tree forks into two stems; crown reduce, crown thin (mainly dead and crossing branches) and cable brace to stabilise the canopy branch structure long term as overhangs pavement, road and front garden. NB - tree given as a Japanese Pagoda Tree in previous tree notice in 2010, ref DC/10/073344. Informative A: huge thank you for caring for this significant tree to landscape character, streetscape amenity and the frontage setting of the property, and for wildlife, flood risk mitigation and shade to reduce increasingly high summer temperatures due to climate change. Informative B: please create habitat log piles with arisings for wildlife and biodiversity.
