Proposal

Erection of single storey rear extension. Hip to gable and rear dormer roof extension with installation of 2no front rooflights to facilitate loft conversion Ground floor rear extension to be 2790mm deep x 5648mm wide. Flat roof over with 2no Velux flat roof lights. Eaves height is 2824mm so below 3m max limit at close proximity to the boundary. The max height of the flat roof 3050mm so below the 4m max limit. The loft conversion comprises of a hip-to-gable extension and a dormer to the rear roof slope. Combined the extensions will provide an additional 40.16m3 additional useable volume (below 50m3 max limit). No extension is higher than the existing ridge line. The dormer extension is set back approx. 287mm from the existing eaves (200mm being the minimum).
