Planning application

P2026/0380/TRE

Ground Floor Flat, 46 St George's Avenue, London, N7 0HD

Granted Islington Tree Works Notification in Conservation Area

Proposal

Rear garden- Honey Bean Locust (T1): Situated 2.7metres from property, planted close to the boundary with number 48 St.Georges Avenue. Crown reduction of this tree to 4 metres , to enable tree to be maintained upto 5 metres maximum height in future due to close proximity of tree to my property, with purpose of reducing potential for damage to property above ground from branches, and from root damage below ground to my property. Similarly to minimise risk of larger branches overhanging and impacting on the neighbouring property (number 48). I am aware this tree has a large ultimate height potential and I wish to make provision now to enable a straightforward maintenance plan for the future by reducing the crown ahead of this coming season of growth. My rear garden has many other mature trees situated further from the property that I do not wish to reduce in size or scale, I would like to make the point that I try to maintain my rear garden with a high visual amenity value overall for the area together with a wide diversity of mature tree species (in comparison with many surrounding gardens). However this single tree in my rear garden concerned with this application is very close to my property and my reasoning therefore is that I wish to take action towards minimising potential risk of damage to property. Front garden- Leylandi conifer (T2): Situated approximately 2metres from property, planted close to the boundary with number 48 St.Georges Avenue. Crown reduction- Leylandi to be pruned to 2metres height, to enable easier ongoing future maintenance thereafter at this height as a bush/hedge. Cordyline Australis (T3): Crown reduction in terms of height - pruned to 4.5 metres height.

What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About trees applications

How this application type works

Tree applications cover work to protected trees: those under a tree preservation order need consent for pruning or felling, and trees in a conservation area need six weeks written notice before work starts. The council assesses the amenity value of the tree and can refuse consent, approve it with conditions, or in conservation areas make a preservation order in response.

T1 - Front garden - Tilla sp Crown lift lower canopy to approximately 4 metres above ground level to improve light levels to the ground floor window whilst maintaining a balanced crown structure. Reduce crown back from the building to provide approximately 2 metres clearance from the structure. Reduce upper canopy by approximately 2–3 metres from branch ends, pruning to suitable growth points throughout. Works to retain as much healthy internal foliage as reasonably practicable, with the objective of managing the overall size of the tree whilst encouraging regrowth within the upper crown and reducing the development of aggressive basal and epicormic growth. Tree previously managed as a high pollard
