What refusal means

The process from here

The council refused this application for the reasons set out on the decision notice, which the council portal holds in full. Only the applicant can appeal a refusal; the time limit runs from the decision date and is shorter for householder schemes.

Refusal does not prevent a fresh attempt. Applicants often address the reasons for refusal and resubmit, so a refused scheme is not necessarily the end of proposals for the site.

About householder applications

How this application type works

Householder applications cover work to an existing house and its garden: extensions, loft and garage conversions, porches, outbuildings and similar alterations within the boundary of the home. They cannot be used to create a separate dwelling or change what the building is used for. Councils aim to decide them within eight weeks, and immediate neighbours are usually notified and given a chance to comment.

Amendment received 28.10.2025: T1; Oak Tree - Clean and tidy epicormic growth up to and around stub cut limb with swing on. South facing works, towards lamp post - Crown raise lower limbs x3 growing towards street light (these come from lower large elongated bowl limb). This limb to have tips growing easterly, thinned and reduced back in line with middle canopy heading towards house/road. North facing limbs: Upper crown, facing house side - Reduce back two limbs with over-extending branches by 1.5 - 2m bringing them back in line to the middle canopy. Lower bowl limb (facing jacuzzi) has an over-extending bowl limb, bring in to first growth point, roughly 2m in, to balance the lower growth being removed from southern side. West - south west works: Remove lowest limb back to fork of west side main trunk. Then above prune in the rest of the limbs by 0.5m to bring form back to this side of tree matching shape to the eastern side. Also on this side remove dead limb from previous works. Top Crown of tree - Slight thin removing dead diseased limbs.
