Proposal
Proposed works include internal alterations to obtain an open plan layout, including a new compliant staircase, independent living room, rear kitchen/ dining living area. On the first floor, it is proposed to replace the existing two bedrooms for three bedrooms, family bathroom and en-suite. Externally, a 4m deep central extension, stepping down to 3.3m to the rest of the width, to host the open plan kitchen-living space. The existing rear dormer is replaced for two hipped twin roofs at first floor level. It is proposed to replace the uPVC windows with triple glazed timber casement windows incorporating a conservation-style central bar. Front oak frame open porch. Replacement of metal garage doors for timber barn style doors. Reduction of the side external level to achieve a minimum of 150mm between existing DPC and finished floor, and replacement of existing gas boiler for ASHP and solar panels located on the South-East facing roof.
