In small, raised flower bed, which is shallow because it sits above a basement car park between two buildings. As a result, the tree is unlikely to have developed a substantial root system, as there is limited space for the roots to spread. The tree has already caused cracking and bowing to the retaining wall, which is likely to fail eventually if the pressure continues. The recent reduction in height has helped to reduce wind loading on the tree for the time being; however, there remains a high risk of failure, particularly if the retaining wall deteriorates further or fails.

T1 Pine - Fell Mrs Deman has lived at the property for over 30 years and has maintained the garden throughout this time. The tree has now significantly outgrown its location and has developed a noticeable lean. The tree provides little or no useful screening at lower level due to the absence of lower branches, and meaningful reduction is not considered appropriate due to the species and its existing form. Its size and dense canopy are also having a substantial impact on the garden below, leaving the area extremely dry and difficult to maintain. The neighbouring residents have also expressed their support for removal. Following discussion between those affected, it has been agreed that removal of the tree is the most appropriate long-term solution. Following a recent inspection of the highway it has been noted that the tree is dead, the crown of which has the potential to fall onto the surrounding highway network managed by TfL. To mitigate this it is intended to remove all crown material and leave as a standing monolith. Works to reduce risk of failure and damage to the highway and its users.
