What a grant of permission means
The process from here
Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.
Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.
About lawful development applications
How this application type works
A lawful development certificate is a legal determination, not a planning judgement. It asks the council to confirm either that existing use or works are lawful, often through the passage of time, or that a proposal would not need planning permission at all. The applicant must prove the facts; the merits of the scheme are not considered.

P2025/2413/TRE Awaiting decision
25, Baring Street, London, N1 3DJ
We are seeking permission to remove the single Manna Ash tree (1) (Fraxinus ornus) in our front garden of 25 Baring Street. The tree is planted just 1.7m (to trunk centre) from the front elevation and can grow up to 25m in height. The RHS recommends that Manna Ash trees should be planted at least 20m from buildings due to the tree's potential for significant root spread and high water uptake which can pose a risk to foundations. A Structural Engineer's report provided with the application recommends removal to prevent future structural issues. Google Street View confirms the alarming speed with which the tree has grown. Our intention is to replace the tree with a more suitable species, such as a blossom tree on dwarfing root stock.

P2026/1583/TRE Granted
142, Flat A, Downham Road, London, N1 3HJ
Crown reduction of tree to remove all branches overhanging into my garden, cutting back to the boundary line only. Removal of excessive ivy/weed growth within the crown where directly affecting overhanging branches. The tree is large, significantly overgrown, and heavily covered in ivy/weed growth. Branches extend substantially into our property and currently dominate the garden space. This overhang has materially reduced light, usability and enjoyment of the garden, making it largely unusable. The proposed works are limited to branches crossing the boundary and are necessary to restore reasonable use of the property. Works will be carried out sensitively and in accordance with good arboricultural practice, with no impact beyond the boundary line
