Proposal

Request for an Environmental Impact Assessment (EIA) Scoping Opinion under Regulation 15 of the Town and Country Planning (Environmental Impact Assessment) Regulations 2017 (as amended), in respect of a Section 73 (minor material amendment) application. The Section 73 application will seek hybrid planning permission (part full / part outline permission). The Proposed Development comprises a residential led mixed use development comprising of residential (C3 use class) and a range of other uses including; retail space (A1 to A3 use class), commercial (B1 use class), a six-form entry secondary school (D1 use class), associated open space and landscaping (including a new river-side park and riverside walk), vehicle parking and cycling storage; pedestrian, cycle and vehicular accesses, associated highway works; and associated infrastructure. The Proposed Development will comprise of circa 3,200 residential homes (of a range of unit sizes and tenures) and 12,200 m2 of commercial, retail and community use (A1 to A3, B1 and D1 use class).
