What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About trees applications

How this application type works

Tree applications cover work to protected trees: those under a tree preservation order need consent for pruning or felling, and trees in a conservation area need six weeks written notice before work starts. The council assesses the amenity value of the tree and can refuse consent, approve it with conditions, or in conservation areas make a preservation order in response.

EL:24/04 & EL:227 - Oak tree at entrance- Raise the lower canopy over the footpath & road by 5.2m as legally required. T2- Oak tree by white sign- Remove all deadwood from this tree to ensure safety of road users. This tree has had the deadwood removed before but is in decline & dying back further. T3- Large Oak tree on the boundary- Crown reduce this by 2.5m. Historic wound approx 8m up the main stem. Upon closer inspection at the base, I have discovered 4x areas of basal decay and evidence of a fungal fruiting body, indication of a disease of some kind. Too far decomposed to identify. Reduce on safety grounds. Current height 12.5m, resulting height 10m. T4- Oak tree over bin area- Reduce the 2x over extended limbs by 2 metres so not to be caught by high winds. This tree has fungal fruiting bodies at the base, unidentifiable at this stage. This tree was hit by lightening in February 2025 and has shown signs of die back since. T5- Robinia tree over garages- Reduce the entire crown by 1.5m to retain shape & discourage snapping out branches over the garage & making area below. Current height 7.5m, resulting height to be 6m. Reduce over extended branch over lawn by 3m to stop from breaking out in high winds and better shape the tree.. T6-Silver birch tree- Fell- This tree is in decline and rapidly dying. Positioned alongside a private but busy footpath, for safety reasons should be removed. T8-Horse chestnut on boundary- Reduce the height by 3m. The large younger back stem has a decay pocket at the base. This reduction will relieve the stress at this area. Current height 10m, resulting height 7m. T9-Conifer- Reduce the height down by 2.5m to previously pruned area to remove dying top & to reshape the tree. Current height 6m, resulting height 3.5m. T10- Conifer by entrance- Remove this dying tree. This tree is close to the entrance and a potential hazard if it were to collapse. T11- Sweet chestnut- Trim back from street light to give a clearance of 3m. T12- Horse chestn

Tree Preservation Order EL:93/13 - T1 - Oak - Reduce the lateral canopy extending over the property by approximately 3 metres, pruning back to suitable growth points in order to retain a balanced and natural crown form. Current dimensions: Height 15m, crown spread 15m. Reason for works: A significant defect has been identified within the principal lateral limb extending over the property. The limb, which has an approximate diameter of 35cm, contains a cavity extending approximately 20cm into the wood, representing more than half of the limb's diameter. The location and extent of this defect raise concerns regarding the long-term structural integrity of the branch. The tree has previously been subject to more extensive pruning on the neighbouring side but has not been correspondingly reduced within the applicant's property boundary. This has resulted in an unbalanced crown with a greater proportion of the canopy and associated loading concentrated over the property. The proposed reduction is intended to lessen the end weight and wind loading on the affected limb, thereby reducing the risk of branch failure while retaining the tree's overall health, amenity value and natural appearance. The works represent a proportionate arboricultural management approach that will help ensure the continued safe retention of this mature Oak within the landscape. T2 - Oak (please see the attached tree report) Crown Spread: North 6.5m, East 6m, South 5m, West 10.5m Condition: Upright tree with a pronounced south-western canopy bias and excessive end weight on elongated lateral growth. Normal vigour and crown vitality observed. Recently exposed following the failure and removal of an adjacent Silver Birch to the north. A children's play area is located directly beneath the canopy. Defects: Historic pruning wound at 4.5m on the north-eastern stem is occluding with no visible decay. Two woodpecker cavities are present at approximately 6m and 6.5m, extending internally by around 60cm and 3
