What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About householder applications

How this application type works

Householder applications cover work to an existing house and its garden: extensions, loft and garage conversions, porches, outbuildings and similar alterations within the boundary of the home. They cannot be used to create a separate dwelling or change what the building is used for. Councils aim to decide them within eight weeks, and immediate neighbours are usually notified and given a chance to comment.

East Molesey Kent Town Conservation Area - We have four Lawson Cyprus trees on the rear boundary of our property. Two are now in significant decline (Nos 1 and 2 on plan), one has died (No 3 on plan) and 1 is beginning to show signs of decline (No 4). We would like to fell 1,2 and 3 and cut out the dead wood from No 4. We would like to plant 6 espalier fruit trees along the rear wall to replace the felled trees, including Gala apple, Braeburn apple and Victoria plum.

42 Wolsey Road East Molesey Surrey KT8 9EN

East Molesey Kent Town Conservation Area - The tree is located on the right-hand side of the property and is dead, with a noticeable lean that raises concerns about its structural stability. Given its condition, there is a significant risk that it could fail and fall into either the neighbouring garden or our own property, potentially causing damage to property and posing a risk to the safety of those nearby. In the interests of public safety and to prevent potential damage, we are seeking permission to remove the dead tree. As it is no longer viable and its condition is likely to deteriorate further over time, its removal is considered the most appropriate course of action.

East Molesey Kent Town Conservation Area - The tree that needs to be removed is an Ash tree which is causing structural damage to the front left hand side of the property, as shown in the sketch provided the highlighted lines indicate the area that will need to be underpinned due the the roots of the tree causing damage to the foundation. This has also been confirmed by a structural engineer. Also indicted is the location of a crack the runs down the side of the building which has been caused by the front left hand side dropping. We can send photos of the damage if required.
