    Certificate of Lawful use (Proposed) - The proposal comprises the erection of a detached single-storey outbuilding (garden room) in the rear garden for purposes incidental to the enjoyment of the dwelling house. The garden room will measure 5.5m in length by 4.3m in width (external dimensions ? including roof), with a maximum eave?s height of 2.2m and a maximum overall height of 2.5m. No new streets, hardstandings (e.g. parking areas or extensive patios), means of enclosure (e.g. fencing or walls), or drainage works to the land/buildings are proposed.
