What withdrawal means

The process from here

The applicant withdrew this application before the council decided it, so it carries no planning weight and no fee refund is automatic. Withdrawal often follows officer feedback that a refusal was likely.

The applicant is free to submit a revised application at any time, and many withdrawn schemes return in amended form, so the site is worth watching if the proposal affected you.

About other applications

How this application type works

This application sits outside the common categories, which can include county matters such as minerals and waste, works by statutory undertakers, demolition notifications and other less frequent procedures. The council record linked below sets out the specific procedure that applies, and the description above is taken directly from the published register.

Location 6 on the plan: Fell a mature Leylandii, about 9 m high, the trunk of which is only 0.2 m from the wall at the NE corner of Dykesfield House. Location 7: Fell two mature Leylandii, about 10 m high, which have been planted 0.9 and 1.3 m from the east gable of Dykesfield Farm Cottage, and reduce the height of two leylandii, immediately to the north, to 2.0 m. This is to facilitate maintenance and to improve light levels in our neighbours' garden. Location 8: Reduce the height of six Leylandii to 2.0 m so as to facilitate maintenance snd improve light levels in our neighbours' garden. Location 9 (shaded): In about 2001 this area was densely planted with a mixture of native species, mostly silver birch, sycamore, oak and ash, with a few rowan and Scots pine. The whips were placed in regimented lines, 2.1 m (7 ft) apart, aligned with the western boundary. The trees themselves, which have trunks now averaging 10 cm in diameter, are only 2.1 m (7 ft) apart. This plantation is overdue for thinning. The intention is to fell selectively, reducing the density in such a way that the linearity of the planting is no longer so apparent, and to achieve a light woodland cover of mixed species. The trees retained would be about 6 to 10 m apart, a spacing similar in character to the mature stands to the east and south-east which are the subject of TPOs (Longburgh - Dykesfield - TPO 1980, Groups 6 and 4). The installation (STPP) of a new domestic sewage treatment plant (at point 5) in 2013 will necessitate the clearance of a corridor 2 m wide through the plantation (for machine access and the digging of a foul drain) along the line (4) shown on the plan. The southern end of this plantation occupies an area that is Scheduled as an Ancient Monument (Hadrian's Wall Vallum: SM 28472) and is thus part of the World Heritage Site. It is best practice that trees should not be planted on Scheduled sites, and plantation trees are being removed from elsewhere along the line of the Vallum as opportunity permits. The intention is to remove the young plantation trees within the Scheduled area; the mature trees within this part of the garden would not be affected in any way. Supportive pre-application advice was received on all of these items from Charles Bennett on 19 November 2012.
