Variation of condition 5 on planning permission ref. 18/02609/FUL to read: The vehicular access hereby permitted shall not be brought into use until the existing roadside frontage boundaries have been set back to provide visibility splays extending from a point 2.4m back along the centre of the access measured from the public road carriageway edge (the X point) to a point on the nearer carriageway edge of the public road 33m and 24m Northwest and Southeast respectively (the Y points). The area between those splays and the carriageway shall be reduced in level and thereafter maintained so as to provide clear visibility between 1.05m and 2.0m at the X point and between 0.26m and 2.0m at the Y point above the adjacent carriageway level.

Removal of a large limb from the yew tree in plot 2 - heading over into Plot 1, in order to rebalance the tree. The other large leading limb has plenty of growth heading in the same direction so that the shape of the tree shouldn't be altered too much. Planting of another large tree next to the yew can be arranged if required.

Selective crown reduction of extended lateral limbs, as indicated by the red lines in the attached image within application. Targeted reduction of approximately 2-3 metres to specific over-extended branches, primarily on the north-west and west-facing sides, to reduce end-weight and sail area over the car park and pedestrian access route. All pruning to be carried out in line with BS3998:2010 Tree Work - Recommendations, ensuring sympathetic cuts are made to appropriate growth points. The objective of this work is to reduce structural loading on compromised sections of the tree and minimise immediate risk to people and property, without compromising the overall form or long-term retention potential of the tree, should removal not be permitted.
