The proposed loft extension, which includes a rear-facing dormer to facilitate an additional bedroom, complies with all relevant criteria: it does not exceed the height of the existing roof ridge, remains within the allowable volume increase, is set back appropriately from the eaves, uses materials of similar appearance, and does not include any balconies or raised platforms.
