    Third (Top Floor) - Remove of existing plasterboard ceiling and reinstatement of new plasterboard ceiling. Reinstate the existing fireplace for use by a new gas effect fire. General - Install new skirting boards, cornicing and door architrave to match existing only where required. Make good walls for decoration using lining paper to protect the fabric of the existing property. Decorate all areas. Provide new flooring to all areas. Remove, restore and reinstall all existing window furniture. All existing pipework, electrical and heating infrastructure to remain unless replacement is required for safety purposes.
