Construction of single storey side and rear extension, raising of roof height, conversion of garage to form habitable room, creation of additional parking space and associated fenestration changes (amendment to planning permisson ref: 24/06584/FUL) (retrospective). The principal change relates to the overall height of the main roof. When the existing roof was removed, it became apparent that some sections had no insulation at all. To comply with current Building Regulations for a warm deck roof, a minimum insulation thickness of 150 mm was required, which in turn necessitated raising the supporting walls. Proper insulation was also essential to ensure the effective and efficient operation of the newly installed heat pump system, which relies on a well-insulated building envelope to perform as intended. Given the substantial footprint of the flat roof, it was also essential to adjust the roof falls and upstand heights to manage rainwater effectively. These changes were made to prevent any risk of water overspilling onto neighbouring properties and to ensure that surface water is directed properly to the soak-aways at the front and rear of the dwelling. In addition, care was taken to align the size and profile of the fascia with those of neighbouring properties so that the building sits more comfortably within the existing street scene. The property is a single-storey bungalow located on a sloping site that is already lower than the public highway. As a result, the increased roof height does not appear overbearing or intrusive. The alteration primarily delivers improved thermal performance, supports the proper functioning of the heat pump system, and provides better rainwater management. It does not block light to neighbouring properties, nor does it cause any material harm to their outlook or to the character and appearance of the area.
