Planning application

BH2025/01922

12 Wilkinson Close Brighton BN2 7EG

Granted Brighton and Hove Treeworks on Preserved Trees (Lopping)

Proposal

T89 a very large and double-trunked sycamore. Original council and house plans showed an elm in this position but there are no elms. I suspect the original tree suffered Dutch Elm disease and was replaced by a sycamore.Would like to reduce it in height by 30% and trim and shape laterally by 2.5 - 3 metres. This tree overhangs both a narrow public drive to a recreation ground and also an immediate neighbours property. T88 a purple sycamore. Reduce by 20% in height and by 2 metres laterally to separate from neighbouring, non-protected sycamore. T87 a sycamore. Also reduce by 20% in height and by 2 metres laterally to accommodate better with neighbouring tree. All trees have become quite overgrown and all overlook the public drive to a recreation ground and need to be reduced for safety reasons. All trees to be shaped.

What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About trees applications

How this application type works

Tree applications cover work to protected trees: those under a tree preservation order need consent for pruning or felling, and trees in a conservation area need six weeks written notice before work starts. The council assesses the amenity value of the tree and can refuse consent, approve it with conditions, or in conservation areas make a preservation order in response.

Recently you have authorised reduction of this sycamore .The tree grows at 3 Challoners Close garden but the crown overhangs Challoners and Quarker's rest gardens. It has already been reduced over Quarker's Rest garden and I would like to remove one of the limbs overhanging Challoners garden to protect my garden's outbuildings during strong winds. This recommendation came from my tree surgeon.

Sycamore tree growing over our house from 3 Challoners Close - reduce the overhanging branches by 2.0 to 3.0 metres. However, there are two (relatively thin and not major) branches which have grown over our property diagonally (across to our house and vertically) which are about 5 metres long. I would like to confirm that we will only replicate the work done previously on the Challoners Sycamore, mentioned in our application, and we will cut back this Sycamore only to the extent of when it was last trimmed, roughly a decade ago. This application is to remove branches which are growing over our property which are reducing light entering our property and particularly the dining room. The tree has not been trimmed for a decade. This was the case also with the adjoining Challoners sycamore which was cut back in May. In conversation with our tree surgeon, as used previously, we are proposing removal of the overhanging branches or about a 20% reduction. This application is identical to BH2025/00736 approved on 19th March 2025. Indeed, the trees are probably no more than about 3 metres apart. . Therefore, all the proposed works will be limited to our side of the boundary flint wall only.

T1 Sycamore- remove 3 epicormic stems at the base of the tree (approx diameter 10 cms each) Reduce central top height of the tree by 2 meters and reshape the crown all around. Reasons- the tree has not been worked on for some time and it is cutting out light at the back of the property and for other properties in the vicinity. It is a very tall tree for the confined space that it is in.
