Details pursuant to condition 8 (verification report) in relation to the Student Accommodation development area of works, of Variation of Conditions reference 19/0882 dated 26 March, 2020, for Variation of condition 1 (approved plans and drawings) to allow the following changes: Amendment to the external appearance and reconfiguration of the internal layout to facilitate an increase in the number of student bedrooms by 100 (599 to 699). Internal Additional floor of accommodation included within blocks B, C, D and E; Inclusion of student bedrooms to the ground floor of blocks B and C; Reconfiguration of plant room spaces and introduction of a student communal space within the block B lower ground floor; Reconfiguration and rationalisation of ground floor ancillary and communal spaces; Reconfiguration of management suite serving the student accommodation blocks including the omission of the mezzanine floor from block E; Block A floor to floor heights recast above ground floor to achieve equal floor to floor heights; and Floor to floor heights reduced to 2850mm on all levels above ground floor on blocks B, C, D and E. External Reduction in the building footprint of blocks B and E; Reduction to block A building height; Increase in parapet heights across five blocks Minor alteration to parapet profile on all blocks to maintain relationship across the scheme; Rationalisation of external levels within the courtyard and updates to ground floor finished floor levels of blocks B, C, D and E; Window cills raised to 1100mm throughout, to be in accordance with Building Regulations. Blocks B, C, D and E windows changed to side hung, outward opening. Block A windows maintained as top hung, outward opening; Minor alterations to the building envelope including alterations to the ground floor window head heights, ground floor window types, fenestration arrangement, extent of cladding at ground floor and omission of ground floor recesses to suit inclusion of bedrooms; Omission of accessible roof terraces from blocks B, C, D and E; Provision of an additional entrance to the retail unit fronting Fifth Way to facilitate the subdivision of the retail unit; Provision of access steps within the immediate vicinity of both the approved and proposed retail entrances. Changes to the landscaping strategy across the site. of planning permission reference 17/2924 dated 12/01/2018 for Variation to condition 2 (approved plans) to allow changes to the approved scheme, including the form and layout of Block A (see description for further details), of planning permission reference 16/1435 dated 11/10/2016 for Variation of condition 2 (approved plans) to allow the following changes to the approved hotel/services apartments only, referred to as Building A *reconfiguration and internal alterations to increase the no of bedrooms from 198 to 301 *minor external fenestration changes to windows sizes and positions *change external space to hotel restaurant into a landscaped amenity space of full planning permission reference 12/1293 dated 30/10/2012 for Full planning permission is sought for the redevelopment of the site comprising the erection of 5 buildings ranging in height from 4 to 13 storeys for a mix of uses including hotel/serviced apartments (Use Class C1), student accommodation (sui-generis use) and flexible business/retail/community/leisure uses (Use Classes B1/A1/A2/A3/A4/D1/D2), and ancillary development including basement car park and hard and soft landscaping providing both public and private amenity space and subject to a Deed of Agreement dated 18/10/2012 under Section 106 of the Town and Country Planning Act 1990, as amended.
