Proposal
Non-material amendments as follows: * Aluminium coping on north, east and west elevation raised by 1160mm * Floor to floor height increased by 100mm to 2925mm * Roof build up increased in response to BREEAM Requirements * Adjustment of building footprint to account for adjustments in brick dimensions. The buildings footprint still fits within the approved W11 site boundary. * The northern Royal Route façade to the southern plant room façade is proposed to be 37.5mm longer. * The western service corridor façade to the eastern façade on Wembley Boulevard is proposed to be 340mm shorter. * Adjustment of windows on east and west elevation to account for adjustment in building footprint. Proposed windows 65mm narrower and 40mm longer. * Bedroom floor to floor height adjusted from 2825mm to 2925mm * Width of Polycarbonate Lantern panelling feature on south, east and west elevation reduced by 231.5mm and 53mm on the south. The base of the feature has been raised to align with main roof coping. * Feature strips on the south elevation amended from dark grey render to dark grey metal to match those on the north elevation. The feature strips will be recessed by 50 millimetres as previously proposed. * Structural stays added on south elevation to support entrance screen canopy * Realignment of entrance screen canopy to align with structure, brick dimensions and coursing. Approved entrance screen was 105448mm x 5928mm and is now proposed at 10360mm x 6225mm. * Eight dark grey coloured aluminium PPC finish ventilation grills added to the western façade with one dry riser unit omitted. * One addition flue added on the roof of the building. * Existing screened plant area extended by 1300mm on south elevation to shield additional flue * Door positions adjusted on western elevation to limit escape distances. * Delivery door to team room on western elevation replaced with a window of planning permission reference 15/3599 dated 19/07/2016 for A hybrid planning application for the redevelopment of the site including;- Full planning permission for the demolition of existing building and erection of a 13-storey building comprising a 312-bed hotel (Use Class C1) with ancillary and/or ground uses including a restaurant, bar, offices and gym (Use Classes A1-A4/B1 and/or D2) (referred to as Plot W11), on-site cycle parking and Outline planning permission for the demolition of existing building (The Red House, South Way) and erection of a 4-storey building comprising 1610sqm of and/or A1-A4/B1/D1 and D2 uses, with all matters reserved (referred to as Plot W12) and new pedestrian boulevard (outline). with associated service yard, landscaping and infrastructure works (as amended).
