Proposal

Non-material amendments as follows: * Minor amendments to internal layouts in order to meet the required standards outlined in the London Housing SPG (March 2016) ? ie the inclusion of storage areas. * Block C communal entrance pulled forward at ground floor to ensure compliance with Secure by Design (SBD) comments and achieve SBD accreditation. * Amendments to some windows due to amendments to internal layout. * Amendment to some windows to change from large single pane of glass to two-panes, to allow smaller openings for safer cleaning. * The consented scheme did not set the required floor to ceiling heights for the scheme to be built in accordance with. Therefore a minor increase to finished floor levels is necessary to ensure floor to ceiling heights is in accordance with the Housing SPG. This results in a nominal 200mm increase in height overall. * Glazing to winter gardens to be recessed slightly to allow for insulation to external envelope. * Rain water pipes to external elevations to allow for draining from projecting balconies. * The lift overruns were not shown on the consented plans and have been added for completeness. * PV panels added to roof plan to meet the approved Sustainability Statement. * Sides of winter gardens amended from glazing to cladding. * Increase height of balustrades to terrace/amenity areas from 1.1 to 1.5m. *Increase in height of fifth floor canopy by 260mm. *Canopies added above communal main entrances to satisfy Lifetime Homes requirements. *Dry riser inlets added to ground floor. *Minor increase to balcony deck thickness. * Omission of 4 windows from eastern elevation to satisfy Building Regulations guidance on firespread. *First floor terrace pulled back from boundary by 1000mm of full planning permission reference 14/4254 dated 16/10/2015 for Demolition of existing Vicarage and yard, and erection of a part 5, part 6-storey building comprising a ground floor commercial unit (Use Class B1) (50sqm) and 47 residential flats (19 x1 bed, 16 x 2 bed, 11 x 3 bed and 1 x 4 bed) with associated car, cycle and motorbikes spaces, landscaping, new metal railing fence and amenity space (subject to s106 agreement dated 13/10/2015)
