    Use of some of the first floor office space as ancillary storage of electronic sensors. The premises extend to approximately 696.64 m2 in total. The principal use is office-based where we create 3D Bim models, 2D Cad floor plans and capacity reports, occupying approximately 638.62 m2. A secondary room of approximately 58.02 m2 would be used to store sensors owned and operated by the business in connection with its office activities. No manufacturing, processing, or repair of sensors would take place on the premises. Sensors would be stored awaiting deployment to client sites. Deliveries would be infrequent and isolated to specific projects. Around 180 sensors would be stored. There would typically be 2/3 projects a year and 4-5 deliveries would typically take place by a courier over a 3 month period for each project. In between projects we expect to hold very little stock. No heavy goods vehicles would attend the site. No machinery would be installed. The premises operate between 9 - 5 pm Monday to Friday, with no out-of-hours activity. The storage would be entirely ancillary and subordinate to the primary office use, constituting 8.33% of the total floor area. The business would not operate the storage independently of the office function.
