What a grant of permission means

The process from here

Permission has been granted, usually subject to conditions listed on the decision notice, some of which must be discharged before work starts. The decision notice on the council portal sets out exactly what was approved.

Work must normally begin within three years of the decision or the permission lapses. Neighbours cannot appeal a grant; challenging one means judicial review of how the decision was made, within tight time limits.

About trees applications

How this application type works

Tree applications cover work to protected trees: those under a tree preservation order need consent for pruning or felling, and trees in a conservation area need six weeks written notice before work starts. The council assesses the amenity value of the tree and can refuse consent, approve it with conditions, or in conservation areas make a preservation order in response.

Tree Location: Front garden, adjacent to the front boundary wall. Tree Description: One mature tree located within the front garden. Species: Eucalyptus Approximate height: Position: Within close proximity to the front boundary wall. Proposed Works: Fell one mature tree to ground level and remove arisings from site. Grind out stump to below ground level (approximately 300mm) to prevent regrowth and allow inspection and repair of adjacent masonry. Reason for Proposed Works: The tree is causing ongoing structural damage to the front boundary wall. Evidence of cracking, displacement, and distortion is present and is consistent with both root-related ground movement and direct mechanical pressure from the trunk due to its immediate proximity to the wall. Retention of the tree would result in continued and progressive damage to the wall and associated safety risks. The proposed removal represents the minimum necessary intervention to prevent further damage and enable repair and long-term stability of the boundary wall. Crown reduction or pruning would not resolve the underlying issue due to the extent of root involvement and trunk size. Method of Work: All works will be carried out by a competent and insured arboricultural contractor in accordance with industry best practice. The tree will be dismantled in a controlled manner to avoid damage to surrounding structures and neighbouring land. All arisings will be removed from site and disposed of responsibly. Replacement Planting: We propose one replacement tree of an appropriate species and size may be planted within the garden at a suitable distance from buildings and boundaries, subject to site constraints.
