What happens while it is decided

The process from here

This application is with Armagh City, Banbridge and Craigavon for determination. The council publicises it, consults neighbours and technical bodies where required, and weighs the responses against local and national planning policy.

The statutory target is eight weeks for most applications and thirteen for major development, though extensions of time are common. Comments carry most weight while the case is undecided, so check the council portal for the deadline if you want to respond.

About outline applications

How this application type works

An outline application tests the principle of developing a site before the detail is worked up. Some or all of the particulars, such as appearance, layout, scale, access and landscaping, are held back as reserved matters for later approval. Permission at outline stage does not by itself allow building to start; the reserved matters must be approved first.

As part of planning approval received on March 18th, a planning condition compliance report was required for planning conditions 3 and 4 by an ecologist and needed to be submitted to planning within 2 weeks of demolition. This was to ensure that there were no bats or birds roosting that would be impacted by demolition of the existing dwelling. The Ecologist did an initial site visit before demolition commenced and confirmed there was no bats present, necessary precautions were taken to ensure no impact to breeding birds before existing dwelling was demolished. The ecologist report which will be attached provides the relevant steps and checks taken before demolition of dwelling was completed.
