PlanIndex and Planning Pipe
Descriptions of Planning Pipe below come from its own published materials, and third-party prices are as published when we checked in July 2026; confirm current details on their site before deciding. Where Planning Pipe is the better fit, this page says so.
What Planning Pipe is
Planning Pipe sells planning leads to trades and construction businesses, packaged by UK region and project type: single new builds, smaller residential schemes, extensions and renovations, commercial projects and so on. Its published prices run from around £29.95 plus VAT a month for bespoke selections to around £109.95 plus VAT for national coverage, on rolling monthly terms with a money-back guarantee in the first days of a subscription. It is an established, straightforward leads product.
What PlanIndex is
PlanIndex works by area rather than region: you set a point and a radius, a quarter to one mile, or a whole council on the Pro plan, and a daily email lists new applications inside it. One area is free with no time limit. The Trade plan at £29 a month adds five areas, category filters and decision alerts, which tell you when an application is granted or refused, not only when it is submitted. Every application also has a public page, so you can read the register without subscribing at all.
Which fits when
The products overlap more than the enterprise services do, and the difference is shape. Planning Pipe suits a business that thinks in regions and project types and wants leads curated into those buckets. PlanIndex suits someone who thinks in miles from the van: your own streets watched precisely, decisions as well as submissions, and the underlying register free to browse. Coverage here depends on which councils we have ingested, and the council list shows exactly which those are with live counts; where we do not yet cover your area, a regional product is the pragmatic choice today.
